Boards must engage professional project managers for all school property projects. The project manager is responsible for getting all necessary council consents and certificates for the project before building starts.
Building consents
Building consent is formal approval to conduct building work under the Building Act 2004.
The council must check your project plans to make sure they comply with the Building Code. Most school property projects require this.

Specified systems
You will need a building consent if you are adding, changing, or removing a specified system.
Common specified systems are:
- fire safety systems
- automatic doors
- lifts
- swipe card access systems.

When the building is finished
When the new building is finished and compliant, the council issues a Code Compliance Certificate.
This is followed by a Compliance Schedule (if applicable) and a Compliance Schedule Statement.
Your project manager must send this to our building compliance manager, Argest, as soon as it is issued.

After 12 months, you will receive your building warrant of fitness (BWOF). The school board is responsible for making sure the BWOF is renewed every year and displayed at school.
