About contract works insurance
We have a pre-negotiated contract works insurance policy to cover accidental loss and damage during construction. Project managers must use this policy for school projects that involve a building or other asset that is, or will be, owned or partly owned by us.
The policy does not cover damage to existing school buildings or to the contractor's plant or equipment.

Insurance certificates
Every project needs to have an insurance certificate. You can get this through the Marsh Contract Works Facility. Marsh is the insurance broker we use.
Projects funded by the school board
Schools can choose to insure board-funded projects either using our contract works insurance or an alternative policy.
Apply for contract works insurance
To get contract works insurance for your project, you need to enter the project information into the Marsh portal. This is how you get an insurance certificate for your project.

It is important that your construction contract is filled out correctly, because that can change what is, and is not, covered under the contract works insurance.
You can contact the school's property advisor for help with entering information in the portal. If you make a mistake, contact Marsh to correct the error.

Insurance cover for construction works worth under $20 million
Our contract works insurance has pre-negotiated terms. Contracts that meet the following criteria are eligible for the standard insurance rate:
- a contract value up to $20 million
- a construction period less than 24 months
- a defects liability period up to 12 months.
When your project has been entered into the Marsh portal, you will be automatically emailed an insurance certificate. Every insurance certificate has an identification number that is unique to the relevant contract.
Applications that require more information
We will need more information if:
- the project involves tunnels, work in water, or work below the high tide mark
- the contract is valued at over $20 million
- the construction period will last longer than 24 months or
- there is a defects liability period of over 12 months.
Marsh will contact you with a request for any extra information needed. Once the information is received, Marsh and insurers will review it.
If the application is accepted, Marsh will email an insurance certificate.
Extending cover
You must keep contract works insurance coverage up to date on your project. If there are delays in the project, contact Marsh so they can extend the existing policy. Do not re-enter your policy into the Marsh portal.
Making a claim
If an incident has caused damage to the property under construction, contact Marsh immediately.

Works can continue after an incident. Keep records of the incident by:
- taking photographs of the damage
- keeping damaged property
- keeping a record of the costs incurred to fix the damage.
Insurance deductibles
Contractor deductibles apply when a claim is made:
- A ‘contractor deductible’ of $5,000 applies to most contract works insurance claims where the contract value is no more than $15 million.
- A 'contractor deductible' of $10,000 applies to most contract works insurance claims where the contract value is between $15 million and $20 million.
The contractor deductible is usually paid by us. The contractor will need to pay the deductible if the loss, damage, or liability is due to an act or omission of the contractor.
